SCHEME (“CCREPPS”)
INTRODUCTION
- Established to provide real estate investors with the opportunity to invest in a professionally managed real estate development project.
- CCREPPS provides investors with the opportunity to invest in historically higher performing opportunities i.e real estate.
- The principal aim of establishing the scheme is to secure funds from private lending network interested solely in real estate.
- The CCREPPS is a powerful partnership vehicle that can be utilised to meet individual financial goals.
THE MODEL
- Participation in CCREPPS is typified as a voluntary partnership in a specific real estate project.

Participation in CCREPPS is also typified as a co-investment in a specific real estate project.

CCREPPS is not the same as investments being offered by banks or other financial institutions.

CCREPPS is not in competition or contention with any financial services product.

CCREPPS is offered on the basis of guaranteed return on investment or on a profit sharing basis.
FEATURES OF CCREPPS

OTHER STATES: N250,000.00
Investment Tenors and Guaranteed Return

3 Months – 2.5% flat per month

6 Months – 3% flat per month

9 Months – 4% flat per month
- TERMINATION BEFORE MATURITY: In the event of termination before maturity, a partner automatically forfeits 50% of the accrued interest over the investment period.
- ROLL OVER OPTION: At maturity of investment, a client has the opportunity of rolling over his investment IF there is an available slot for another real estate project partnership.
- PAYMENT ON MATURITY: At the maturity of investment, a partner is paid his accrued principal and interest. In this scheme, payment of interest in not effected on a monthly basis.

- Client enjoys a higher return on his investment.
- Client enjoys a discounted percentage in the event of a purchase in any of the company’s real estate project.
- Accrued principal and interest can be used to acquire properties from the company at the end of the partnership tenure should the partner desire to do so.
- Through effective participation in a specific real estate project, the client is able to learn the basics of real estate project management.

OUR STRATEGY
With the focus on sustaining long term partnership, Cross and Churchill shall utilise its network of business relationships. We shall focus on geographical areas where we have previously invested with sound local market knowledge and even new viable areas to be invested. Again, our emphasis is on investments that financial institutions and other funding sources have difficulty in financing because of timing, complexity or other factors.

- CCREPPS is not a financial service
- CCREPPS is not a fixed deposit scheme
- CCREPPS is not a banking product.
- CCREPPS is not an investment scheme
- Lastly, the Company – Cross and Churchill is not a wonder Bank! Guaranteed Returns on partnership contribution is comparable to returns obtainable from real estate investments.
HOW GENERATED FUNDS WILL BE UTILISED?
Funds generated will be utilised to provide basic infrastructures such as:

Provision of Bore hole facilities

Other ancillary facilities
SECURITY ON INVESTMENT
In a bid to adequately protect the interest of various partners, the following palliative and security measures have been introduced:
- Sterling Assets Management and Trustees Limited have been appointed the Trustees to the scheme.
- An additional and very important security is the temporary assignment of a portion of the project’s landed property to the partner immediately he contributes. In any event, the assigned landed property will be at least 150% of the partner’s principal and interest.
